I am proud to say that I have earned the designation of a
Certified Residential Military Specialist (CRMS).
What does that mean?
I attended a training which equiped me to handle, with excellence,
the home purchase needs of active duty and formal military clients.

Today’s BAH rates combined with current low interest rates make it a great time to buy a home.

ATTENTION: Is your BAH at risk? Is your paperwork undated? Click here to see an important announcement by the Army Times!

Using your VA entitlement you can even apply for a 100%, NO DOWNPAYMENT VA home loan!

Did you know you can use your Home Certificate of Eligibility more than once? Call today and let’s talk about the details!

What are some of the benefits only offered on a VA loan?
SELLER CAN PAY 4%. No other loan allows a high seller contribution on a $0 down payment loan. There are many advantages to using your VA entitlement to purchase a home! Paying for a buyer’s closing costs is considered a seller concession, and seller can agree to pay up to 4% of the sales price of the home on a VA loan. Thus, if a home sells for $200,000, then the seller can only pay $8,000 of the buyer’s costs.

Only on VA loan can Seller Concessions be used for DEBT REDUCTION! Such concessions can be used to pay for the buyer’s VA funding fee, loan costs, property taxes and insurance among other costs, or even debt reduction!
So what does this mean? Well, if the seller offers to pay 4% seller concessions, or $8,000 as in the previous example, and you need $3,000 to pay for some of the items listed above, that would leave you $5,000 to consider using to pay off other debt. Let’s just say, for instance, you have a car payment of $250 a month, and you have 18 months left to pay it off. The remaining seller concessions could be used to pay off that car loan!

Restrictions apply. Talk to a qualified, licensed, loan officer for more info. THE VA APPRAISAL MUST EVIDENCE THERE IS ENOUGH VALUE TO COVER ANY AND ALL CONCESSIONS!

Remember: I work for YOU!

NEVER make the mistake of thinking you will save money by using the same agent, builder, or even the seller that is listing the home! Think of it this way, if your friend was getting a divorce, would it ever be a good idea to use the same attorney? Same is true when buying a home. You need BUYER REPRESENTATION!

Let builder sales reps know I’ll be your RealtorĀ®. If you decide to look at new construction homes, please let the builder reps know that I’ll be representing you as your RealtorĀ®. This way you will qualify for my Military Rebate Program.

There is so much more that is important when hiring a RealtorĀ® besides assuring the paperwork is accurate. What is your report date? Is there a family moving, too? Kids changing schools? Moving vans on the way? What items on the home inspection should you be concerned about? Do you need a home warranty? What IS a home inspection or a home warranty?? I can help coordinate all of that on this end. I know the area and have resources that can help with your personal situation.

Whether you are looking to buy a pre-owned home or build a new home, or just not sure, I’m at your disposal. GIve me the opportunity to apply for the opportunity to help you make this the smoothest PCS you’ve been through!
